The building will be fully sprinklered. Construction will be of Type V-A combustible protected framing.
Zoning documents specify an earth disturbance area spanning 896 square feet. The zoning permit approved the project for mixed-use occupancy within the CMX-2.5 zoning district, permitting a vacant commercial space within the front 30 feet of building depth and three dwelling units above.
The building will occupy a 1,200-square-foot lot, covering 74.6 percent of the site with 25.4 percent (304 square feet) of open area. The height will rise to 32 feet, 3 inches, staying below the 38-foot limit for the district.
Architectural drawings depict a three-story façade with a brick-clad front elevation and horizontal siding at the rear. The ground floor features two storefront openings designed for a small-scale retail or service space, with upper-floor windows aligned vertically for a balanced rhythm. The rear elevation includes double doors leading to the rear yard open space.
Located along the 52nd Street commercial corridor, one of West Philadelphia’s oldest shopping streets, the project sits within walking distance of the 52nd Street Station on the Market-Frankford Line and numerous local businesses. The mixed-use structure aligns with the city’s ongoing efforts to revitalize neighborhood main streets by integrating small commercial frontages with new housing.
