Permits have been issued for the construction of a three-story, seven-unit multi-family development at 2219-23 North 2nd Street in Norris Square, North Philadelphia. The project site is located on a block between Susquehanna Avenue and Dauphin Street. The total construction area will span 7,446 square feet. KCA Design Associates LLC is the project architect and AMF Construction Inc. serves as the contractor.

The detached residential building will feature two recessed balconies,a partial cellar level, and will be fully sprinklered. The project will be built under Type V-B combustible framing. The area of earth disturbance will total 2,211 square feet.
The project was originally refused under the site’s RSA-5 single-family zoning, as multi-family use is not permitted by right in that district. The applicant, represented by KCA Design Associates, successfully secured a variance for multi-family household living with seven dwelling units following the ZBA hearing.

The development will occupy a 3,286-square-foot lot, with 2,211 square feet (67.2 percent) of building coverage and 1,075 square feet (32.8 percent) of open space, meeting setback and coverage standards established during the variance process. The building height will reach 33 feet, well below the 38-foot maximum height limit.
Architectural drawings depict a modern three-story building with a symmetrical façade, combining brick cladding and horizontal siding. Two vertical window bays with recessed balconies define the street elevation. The side and rear elevations feature horizontal lap siding and regular window placement to ensure light access for all units.
The project’s location along North 2nd Street places it within walking distance of Norris Square Park and the York-Dauphin Station on the Market-Frankford Line, providing strong transit accessibility and proximity to emerging residential and retail development in the area.
