Construction permits have been issued for a three-story two-family development at 2239 North 16th Street in North Central Philadelphia, near Temple University. The new building will rise upon a vacant property sited at the east side of the block between West Susquehanna Avenue and West Dauphin Street. The structure will offer 3,080 square feet of interior space. Project features will include a cellar and a roof deck. The development team includes T&I Development as the owner, KCA Design Associates as the architect, and City Lights Electric LLC as the contractor.

Permits list construction costs for the development at $278,500, or around $90 per proposed interior square foot. The total includes $175,000 for general construction work, $22,000 for electrical work, $14,500 for mechanical work, $32,000 for plumbing work, and $35,000 for excavation work.

Zoning permit drawings illustrate an attached rowhouse measuring approximately 16 feet wide and 49 feet long. The structure will stand 34 feet tall when measured to the main roof and 44 feet tall to the top of the roof access bulkhead. The backyard will measure 16 and a half feet wide and will border alley-like North Mole Street.

For the most part, the proposed development at 2239 North 16th Street appears to essentially be a mirror image of 2237 North 16th Street, proposed next door by the same team. Like its neighbor, the new structure will be clad in brick and will feature a raised front stoop. Matching streetwall alignment will further the pair’s positive contribution to the block’s predominantly prewar rowhouse context.

The Susquehanna-Dauphin subway station sits at North Broad Street within a five-minute walk to the east. Temple University, the focal point of the surrounding neighborhood and one of North Philadelphia‘s primary attractions and employment centers, sits directly to the south of the station. Regional rail access is available via the Temple University and North Philadelphia stations, situated within a 20-minute walk to the southeast and to the north, respectively. A large number of bus routes, such as 2, 4, 16, 39, and others, run along the surrounding blocks.

Nearby Broad Street, North Philly’s central thoroughfare, offers a large number of restaurants, retailers, and cultural venues, which include the long-neglected yet recently restored Uptown Theater, which has adorned the neighborhood with its prominent marquee and vibrant Art Deco architecture for 99 years.
