The project is designed by Ingram/Sageser Architecture and Planning.
Construction costs are listed at $1.9 million, including $1.8 million allocated to general construction and $100,000 for excavation work.

The approved scope of work allows for construction of 45 dwelling units, a residential count enabled through use of the green roof density bonus. The building will rise four stories above grade and include a cellar level containing structured parking. Zoning approvals also permit a green roof and a roof-level pilot house providing access and housing building systems, with overall height capped at 38 feet above average grade, consistent with district regulations.

A demolition permit for the existing structure was issued in January 2026, while zoning approval for the new building was granted in August 2025. A construction timeline has not yet been disclosed.
