Permits have been issued for the construction of a four-unit residential building at 1820 East Huntingdon Street in East Kensington. The project calls for the erection of a new four-story attached structure with a cellar and an accessory roof deck, replacing a vacant parcel along the corridor. Permit records list WJH Construction LLC as the contractor and Living City Architecture LLC as the architect.

The approved scope of work authorizes the construction of a multi-family building containing four dwelling units. The structure will rise four stories above grade and include a cellar level. An accessory roof deck will be located at the top of the building and accessed via a roof deck access structure, as shown in the zoning plans. Zoning approval was issued under RM-1 zoning with the site located within the Huntingdon Station Transit-Oriented Development overlay district. The lot measures approximately 1,222 square feet. Zoning drawings indicate a proposed building footprint of 912 square feet, equating to approximately 74.7 percent lot coverage. Open space totals 309 square feet, including a 213-square-foot rear yard and a 97-square-foot court area. The rear setback is shown at 10 feet in depth, exceeding the minimum required nine feet.

The structure is proposed at a height of 41 feet 6 inches. While the base height limit in RM-1 is 38 feet, the Transit-Oriented Development overlay permits increased height, allowing the proposal to comply with zoning standards. The roof deck is set back from the front façade, and the roof deck access structure remains within permitted size and height limits, as illustrated in the zoning section drawings.

Architectural plans depict a rectilinear four-story mass built to the street line along East Huntingdon Street, consistent with the attached rowhouse context of the block. Residential units are vertically stacked, with internal stair circulation serving each level. The roof level includes a primary roof deck area positioned behind the front parapet, maintaining the established streetwall profile.

The Commercial Building Permit was issued in early February 2026, following zoning approval granted in December 2025. A construction timeline has not yet been announced.
