The project site is a narrow vacant lot situated mid-block and zoned RSA-5, which permits attached residential development. The project is designed by Fusa Designs LLC. Chelsea Group LLC is listed as the project contractor. ODA LLC is the property owner.

Construction costs are listed at approximately $220,000, with $179,000 attributed to general construction, alongside additional allocations for electrical, mechanical, and plumbing work.

The approved plans call for the erection of a four-story attached structure designed for single-family household living. The building will include a roof deck accessed by a pilot house, as well as a rear deck positioned at the second-floor level. According to permit filings, the structure will rise to a height of 38 feet, aligning with the maximum allowed under the underlying zoning district. The total construction area is listed at approximately 2,079 square feet. The project also includes a rear yard and maintains the required building envelope as shown in the approved zoning plans.

Drawings indicate a vertically stacked interior layout, with the ground floor accommodating parking and entry functions, and upper levels dedicated to residential use. The façade incorporates bay projections along the second through fourth floors, and the roof level features an open deck area set behind a pilot house enclosure.

The development will replace a vacant parcel with new construction, reinforcing the existing rowhouse fabric that defines Hope Street. The estimated construction timeline has not been revealed yet.

  1. 2226 North Hope Street is right around the corner from the York-Dauphin station of the Market-Frankford Line.

    A satellite view shows no space for off-street vehicle parking.

    In fact, North Hope Street is a very narrow street where you will find vehicles parked on the sidewalk. The same with trash bags.

    This development offers an off-street garage for one vehicle.

    North Hope Street is a northbound one-way street that has Susquehanna Avenue to the south and Dauphin Street to the north.

    You will find Norris Square Park within a walking distance to the south.

    The 2200 block of Hope St. is too narrow to provide legal street parking. Google Maps shows routine illegal auto parking on both sidewalks, obstructing the pedestrian and those in wheelchairs, forcing both into the cartway. It’s an anti-ADA phenomenon. Philadelphia Parking Authority recently announced a crackdown on sidewalk parking by identifying scofflaws in part via bus cameras. Best wishes, PPA.
