Permits Issued for 1525 North 7th Street in Ludlow, Lower North Philadelphia

Permits have been issued for the construction of a four-story, six-unit apartment building at 1525 North 7th Street in Ludlow, Lower North Philadelphia. The structure will replace a vacant lot on the east side of the block between Jefferson and West Oxford streets. Designed by Plato Marinakos of Plato Studio, the building will span 10,162 square feet and feature a cellar and a roof deck. Prestige Design appears to be both the owner and contractor, with permits listing Prestige Design on Germantown as the owner of the site and Ofir Komerian of Prestige Design on Girard as the contractor. Construction costs are specified at $260,000.

The building will rise 36 feet to the main roof, 40 feet to the parapet, and 45 feet to the pilot house. The structure will measure 25 feet wide and 79 feet long, with a 21-foot-deep rear yard as well as a six-foot-deep courtyard at the southern portion of the building. Curiously, the basement will extend all the way under the courtyard, which makes for efficient use of urban space that more developments throughout the city ought to adapt.

The documents submitted to the city do not offer exterior renderings; however, given the owner, architect, and contractor info, we suspect that the structure will be yet another Prestige Pavilion development, several of which already line adjacent blocks. Each of these buildings is styled in the same manner, with gray facade panels, floor-to-ceiling windows, and a “Prestige Pavilion” sign emblazoned on the ground floor. For reference, one such building was recently completed at 1929 North 7th Street. As such, we expect the latest project at 1525 North 7th Street to be styled in the same manner, as well.

Although Ludlow is a neighborhood that is rather off-the-beaten-path for many, it boasts a convenient central location. The Temple University campus is located within a ten-minute walk to the northwest of 1525 North 7th Street, and Fishtown and Northern Liberties are situated within a 20-minute walk to the southeast. The Route 15 Girard Avenue trolley runs within a seven-minute walk to the south, and the Temple University regional rail station and the Cecil B. Moore station on the Broad Street Line are located within a ten-minute and a 15-minute walk to the northwest, respectively.
