Philly YIMBY stopped by Broad + Noble, a recently completed 19-story, 344-unit development at 435-43 North Broad Street in Callowhill, Lower North Philadelphia. The complex derives its name from its location at the northeast corner of Broad and Noble streets. Designed by Barton Partners and developed by Toll Brothers, with Clemens Construction Company as the contractor, the stands 231 feet feet tall and spans 371,302 square feet, and features and underground parking. Permits indicate a construction cost of $70 million.

Designed in a manner that complements nearby prewar factory lofts, the building makes for a stately and prominent presence on Broad Street, the city’s principal thoroughfare.

For a long period of time, the lower section of North Broad Street, which extends from Center City to the south to Temple University to the north, was a dismal sight of urban dereliction and underused prime real estate in the center of the city. Thankfully, in recent years, several large developments, such as include Broad and Noble, as well as general street improvements, are finally restoring the section of the street to an active and vibrant promenade.

  2. Magnificent.

    There are two attached towers, one 18 floors and the other 13, the shorter set back from Broad St., the taller with a staggered roof line. In addition to residential, there’s 10,574 square feet of retail and 8,351 square feet of office space in the two-story corner structure, a public plaza along Noble St. (which provides access to the Rail Park), extensive landscaping, and an underground parking garage for 107 autos and 123 bicycles. Love the rooftop water tank with “B/N” signage. And all from Toll Brothers no less.

    The finished product presents a noble (lol) appearance.
