Permits have been issued for the construction of a three-story single-family residence at 2214 North Marshall Street in North Philadelphia East. The site is nestled north of West Susquehanna Avenue, between North 7th Street and Germantown Avenue. Permits list Civetta Property Group as the developer, with design work prepared by Moto Designshop. Spruce Builders LLC is listed as the contractor.
The total construction cost is estimated at $111,170. Of that, $77,970 is allocated for general construction, $17,000 for plumbing, $6,000 for mechanical systems, $5,200 for electrical work, and $5,000 for excavation.

The new structure will rise from a 1,272-square-foot vacant lot and span approximately 1,389 square feet of built-up interiors spreading three floors. Architectural plans show a 544-square-foot footprint, with a rear yard running 42 feet. Main entrance is raised almost 3 feet above grade and accessed via new concrete steps and railings. The building will rise to a height of 34 feet.
Published elevation depicts a crisp brick façade with 0.5-inch pilaster projections for subtle architectural relief. A shallow cornice extends 2.5 inches beyond the third-floor roofline. A tunnel measuring roughly 3 feet wide is shown at the ground level, providing side access to the rear yard. Once complete, the residence will flaunt a six-foot-tall privacy fence at the rear.
A nearby residence at 2112 North Marshall Street was also recently approved under the same developer and design team as part of the Hartranft Workforce Housing initiative.
The estimated construction timeline has not been revealed yet.
