Permits call for the erection of an attached three-story structure with a basement, fully sprinklered under NFPA 13 standards. The building will span 3,952 square feet of residential space. The parcel lies in the RSA-5 zoning district, which typically permits single-family homes. The lot spans 1,625 square feet with a frontage of 16 feet 3 inches. Plans designate 637 square feet of open area, exceeding the 25 percent requirement. A rear yard depth of 34 feet complies with regulations, and the structure will rise to the zoning maximum of 38 feet.
The drawings show a modern residential-style building. The structure will stack three units vertically: Unit 1 on the first floor, Unit 2 on the second, and Unit 3 on the third, all above a full basement.
In 2021, the developer sought a zoning variance, which was granted by the Zoning Board of Adjustment (ZBA) to allow multi-family use. An extension was granted in 2024, setting the current expiration to mid October, 2025.
The site sits near North 22nd Street, between West Dauphin Street and West Susquehanna Avenue, in the Stanton neighborhood. The block includes both traditional row-houses and vacant lots, making this project an example of infill housing.
