Permits have been issued for the construction of a three-story mixed-use building at 2225-27 Frankford Avenue in Fishtown, Philadelphia. The development will rise from a CMX-2-zoned property located along Frankford Avenue, between East Dauphin Street and East Susquehanna Avenue. KAPS Construction LLC is listed as the contractor. Toner Architecture, Inc., is listed as the architect.
Construction costs are listed at $1.383 million, including $1 million for general construction, $138,000 for excavation, $89,000 for plumbing work, $86,000 for electrical work, and $70,000 for mechanical and fuel gas work.

The approved scope of work calls for the construction of an attached structure with a cellar, an accessory roof deck for residential use only, and a roof access structure. The building will include vacant commercial space on the first floor and four residential units above. A use registration permit will be required prior to occupancy of the commercial space.
The development will span 8,502 square feet of new construction area. The zoning plans describe the site as a vacant lot with 2,716.19 square feet of lot area. The proposed open area is listed at 696.77 square feet, or 25.65 percent of the lot. The plans show two dwelling units on the second floor and two dwelling units on the third floor, with vacant commercial space listed for the basement and first floor.

Drawings depict a contemporary three-story street-facing structure with a brick-clad lower level, upper-floor facade articulation, second- and third-floor balconies, and a roof deck above. The plans also show a pilot house rising above the roof deck, an elevator override structure, an existing bike rack to remain, and an existing street tree to remain along the Frankford Avenue frontage.
The estimated construction timeline has not been announced yet.
