Permits have been issued for the construction of a three-story single-family structure at 2611 Catharine Street in Schuylkill, South Philadelphia. The new building will rise upon a presently vacant property situated on the east side of the block between South Bambrey Street and South LeCount Street and will span 1,275 interior square feet. Permits list Chwen-ping Wang as the design professional and Gaofeng Zheng as the contractor.

The total construction cost is specified at $350,000, translating to an average cost of $275 per proposed interior square foot. The total includes $150,000 allocated for general construction work, $50,000 for electrical work, $50,000 for mechanical work, $50,000 for plumbing work, and $50,000 for excavation work.

The residence at 2611 Catharine Street will rise in a relatively centrally located yet still somewhat off-the-beaten-path neighborhood, which is also known as the Devil’s Pocket. Despite being a relatively minor addition to the local cityscape (especially compared to the shiny glass towers of the brand new campus of the Roberts Center for Pediatric Research at the CHOP (Children’s Hospital of Philadelphia) Research Institute situated on the Schuylkill River waterfront within a short walk to the northwest), the new building will nevertheless help stitch the local urban fabric to greater cohesiveness by filling in a glaring gap in the established streetwall.

Situated in a rather remote corner of South Philly, 2611 Catharine Street sits quite distant from the subway, though route 7, 12, and 40 buses run in the vicinity. On the other hand, the property is situated within an eight-minute walk of the scenic Schuylkill River Trail, accessible via the CHOP campus. The adjacent South Street Bridge allows for access to West Philadelphia, putting the University City Medical District within walking and biking distance of the proposed development at 2611 Catharine.
