Permits have been issued for the construction of a three-story two-family residential building at 2237 North 16th Street near Temple University in North Philadelphia. The structure will replace a presently vacant lot situated at the east side of the block between West Susquehanna Avenue and West Dauphin Street. The planned development will span 3,080 square feet of interior space and will feature a basement and a roof deck. The project team consists of T&I Development as the owner, KCA Design Associates as the architect, and City Lights Electric LLC as the contractor.
Project construction costs are indicated at $278,500, which translates into approximately $90 per proposed buildable interior square foot. The total includes $175,000 for general construction work, $22,000 for electrical work, $14,500 for mechanical work, $32,000 for plumbing work, and $35,000 for excavation work.

The attached rowhouse structure will measure approximately 16 feet wide, 49 feet long, and 34 feet to the main roof (44 feet to the top of the roof deck access pilot house); a 16-and-a-half-foot-deep yard will be situated in the rear of the property. Clad in a predominantly brick exterior and accessed via a raised front stoop, the building will make for a contextual fit within its prewar rowhouse context and will partially fill an extensive streetwall gap resulting from a prolonged period of depopulation and subsequent demolitions that plagued the neighborhood in the postwar years.
As expected from its proximity to Temple University, the development at 2237 North 16th Street will boast excellent mass transit connectivity, with the Susquehanna-Dauphin Station situated on North Broad Street within a five-minute walk to the east, just to the north of the university campus itself. A number of buses, such as route 2, 4, 16, 39, and others, also stop within the vicinity. The Temple University and North Philadelphia regional rail stations may also be reached within a 20-minute walk to the southeast and to the north, respectively. A number of restaurants, retailers, and entertainment venues, such as the restored prewar Uptown Theater, are also available in the vicinity, particularly along Broad Street.
