The proposed building height is listed at 38 feet from average grade to roof height, with a 40-foot top of parapet and a 49-foot top of pilot house.

Renderings show a contemporary corner building with dark exterior cladding, large windows, bay window projections, a roof deck, and a roof deck access structure. The submitted plans also show decks at the second, third, and fourth floors, along with bay windows facing Montrose Street.
Underpinning is to be completed under a separate site/utility excavation permit, and the contractor is required to demolish a neighboring fence wall and install a new fence.
