Permits have been issued for the construction of a four-story, 20-unit multi-family building at 2901 Snyder Avenue in Grays Ferry, South Philadelphia. The new building will span 25,335 square feet of new construction. The approved scope calls for an attached structure with a cellar, one elevator, a common roof deck, green roof, and two roof deck access structures. The development will contain and seven Class 1A bicycle parking spaces. The project team consists of GF Apartments LLC, KCA Design Associates as the design professional, and City Suburban Home Builders as the contractor.
The total construction cost is listed at $2.45 million, with $2 million allocated to general construction and $450,000 specified for excavation work.
The property is located within CMX-2 and RM-1 zoning districts. Permit list the project as an R-2 residential occupancy with Type V-A construction. Plans note a baseline of 14 residential units, with three additional units through the green roof bonus and three additional units through the mixed-income moderate bonus. The zoning permit notes that the project utilizes a mixed-income housing bonus.
The Snyder Avenue elevation shows a long façade organized around repeated window bays. The drawing shows brick-patterned wall areas, lighter panel sections, recessed terraces, recessed balconies, and a recessed entry. Several window groupings extend vertically across multiple floors, while smaller individual windows are placed between larger bay sections.

The rear elevation shows a simpler treatment with horizontal cladding across most of the wall surface. The drawing indicates repeated window openings, recessed balconies, recessed terraces, exterior stairs at multiple entries, and roof access structures visible above the main roofline.
The structure will be sprinklered in accordance with NFPA 13 and will include standpipes under NFPA 14. Separate permits are required for mechanical, electrical, plumbing, and fire suppression work.

The immediate area should be dubbed “auto-ville”, there are so many car related businesses.
Right across I-76 and Vare Ave. is the former Philadelphia Energy Solutions’ oil depot and refinery. Now the Bellwether District, much of the area north of Passyunk Ave. is scheduled to be a life sciences campus. Quite an improvement.
