There is a handful of proposals just to the east of the Schuylkill River, one of which was unveiled last year at 2000 Arch Street located at the corner of 20th Street and Arch Street in the Logan Square neighborhood in northwest Center City. The proposal may bring Chubb, an out-of-state tenant, into the city of Philadelphia, and would further boost the area’s amount of development. With the possible developer of Parkway Corporation, the building is planned to rise 260 feet with 15 floors.

So far, there has been no announcement of construction, but the site seems to be ready for a new building. While the current site is an active parking lot, it can be shut down at any time just like the lot at 2222 Market Street just three blocks to the south and two blocks east. The future structure will bring 400,000 square feet to the corner that aligns with the Comcast Technology Center tow blocks to the east. Chubb is rumored as the anchor, and possibly only, tenant.
The buildings design seems to fit the area well. The design consists of a series of stacked blocks. The darker glass makes a great contrast for the area as it is very unique when compared with the buildings next door. The base of the building has a split that is approximately 20 feet wide that is flush with the block on top. The Arch Street face and some of 20th Street features what looks like a wooden frame with metal surrounding the edges from floors two to five. Speaking of floors, the top level appears taller than the others and will likely be used for mechanical purposes and as a parapet to conceal the roof bulkhead.
An anticipated completion date is unknown due to the tentative information, but the building may be finished before 2025.

Chubb occupies the multistory building at the corner of 5th and Walnut. If it were to be vacated, I wonder if it could be converted to a residential property.
