Excavation is underway for a multi-family building at 1622-40 Point Breeze Avenue in Point Breeze, South Philadelphia. Designed by JKRP Architects, the building will rise four stories tall and will house 69 residential units. The ground floor will hold a mail room, lobby, and bike storage space. In total the structure will contain 51,410 square feet of space. There will be no parking space incorporated with the project.

There are 42 residential units within the property, as well as retail space on the ground floor. JKRP Architects handled the design work for the project, with OCF Realty as the developer.

Although construction permits have already been issued, construction has not yet begun at the site of the four-story, 57-unit apartment building proposed at 1622-40 Point Breeze Avenue in Point Breeze, South Philadelphia, as revealed by a recent Philly YIMBY site visit. Designed by JKRP Architects, the structure will rise on the west side of the block between Fernon and Morris Streets, with the zoning lot (but not the planned structure itself) extending to Fernon. The building will span a footprint of 10,282 square feet and will contail 51,905 square feet of interior space. Development features will include elevator service, a roof deck, a green roof, and parking for 19 bicycles. Permits list OCF Construction as the contractor and a construction cost of $2.08 million.

Designed by 24/7 Design Group, the development will rise at the northwest corner of South 18th and Federal streets. Building features will include full sprinkling and a private roof deck accessible to a single unit. Permits list Federal 4 LP as the owner, Casey Lafferty as the contractor, and a construction cost of $400,000.

The building rises from a 600-square-foot footprint and boasts 2,000 square feet of interior space, full sprinkling, and a roof deck that overlooks the Center City skyline. Permits list Oakford2023 LLC as the owner, Paul Dietz as the design professional, and Bekim Daku as the contractor. The total construction cost is listed at $176,000, of which $12,000 apiece is allocated for electrical, mechanical, and plumbing work.

Six Residential Buildings Complete at 2141 through 2153 Cross Street in Point Breeze, South Philadelphia

As Philadelphia’s ongoing renaissance is generating new growth throughout centrally located neighborhoods, the development boom is spreading to adjacent communities that have long been neglected by real estate developers. A prime example of this phenomenon may be found at the 2100 block of Cross Street in the Point Breeze neighborhood in South Philadelphia. In the past few years, the narrow and seemingly nondescript street, with a roadway measuring just around 14 feet wide, has seen a major influx of new development, both in the form of ground-up construction and vertical additions to existing buildings. YIMBY’s recent site visit has revealed that, over the course of the past year or so, construction has been completed at a back-to-back series of structures spanning from 2141 through 2153 Cross Street, undertaken by two different sets of developers and contractors. The buildings offer a total of eight residential units as well as retail space.

In August 2020, YIMBY reported that permits have been filed for a single-story vertical extension to a single-family prewar rowhouse at 1830 Dickinson Street in Point Breeze, South Philadelphia. Our recent check-in at the site has revealed that construction has since been completed, and the five-bedroom, four-bathroom property has been sold for $550,000 in November of last year. Permits show Travertine Development LL [sic] as the owner and Marlon F. Travis as the contractor. Construction costs are listed at $60,000.

A recent site visit by Philadelphia YIMBY has discovered that demolition of a three-story rowhouse at 1810 Federal Street in Point Breeze, South Philadelphia, has been completed, paving way for a three-story, three-unit residential building. The development is situated on the south side of the block between South 18th and South 19th streets. Designed by Designblendz, the structure will span 3,352 square feet. Permits list Michael Treacy as the contractor and specify a construction cost of $450,000.
