A recent site visit by Philadelphia YIMBY has discovered that construction has topped out at a three-story, three-unit apartment building at 1810 Federal Street in Point Breeze, South Philadelphia. The development is situated on the south side of the block between South 18th and South 19th streets. Designed by Designblendz, the structure will span 3,352 square feet. Permits list Michael Treacy as the contractor and specify a construction cost of $450,000.

A recent site visit by Philly YIMBY has revealed that construction is making progress at a four-story, 42-unit mixed-use residential and commercial development at 1429-31 Federal Street in Point Breeze, South Philadelphia. The development rises on the north side of the block between South Broad Street and South 15th Street. Designed by Vincent Mancini, the development will span 34,668 square feet and feature retail space at the ground floor, a green roof, and parking for 14 bicycles. Permits list Top Gun Enterprises as the contractor and a construction cost of $3.8 million.

Permits have been issued for the construction of a four-story, six-unit mixed-use development at 1600 Point Breeze Avenue in Point Breeze, South Philadelphia. Designed by Designblendz, the new building span 6,986 square feet, with commercial space at street level and within the structure’s basement and residential units above. In total, the structure will cost an estimated $730,000 to build.

In March, Philly YIMBY has reported that façade work is nearing completion at a four-story, 42-unit mixed-use building at 1422 Point Breeze Avenue in Point Breeze, South Philadelphia. Our latest visit has shown minor new construction progress over the course of the past two months, with the building still inching toward completion. Designed by JKRP Architects and developed by OCF Realty, the building spans 43,400 square feet and includes ground-floor retail space that will contribute to the existing commercial corridor along the avenue. Other features include an elevator, a roof deck, resident storage in the basement, and full sprinkling. Permits list G & M Efestos Contracting Inc. as the contractor and a construction cost of $7 million.

Excavation is underway for a multi-family building at 1622-40 Point Breeze Avenue in Point Breeze, South Philadelphia. Designed by JKRP Architects, the building will rise four stories tall and will house 69 residential units. The ground floor will hold a mail room, lobby, and bike storage space. In total the structure will contain 51,410 square feet of space. There will be no parking space incorporated with the project.

Designed by JKRP Architects, the structure will rise on the west side of the block between Fernon and Morris Streets, with the zoning lot (but not the planned structure itself) extending to Fernon. The building will span a footprint of 10,282 square feet and will contail 51,905 square feet of interior space. Development features will include elevator service, a roof deck, a green roof, and parking for 19 bicycles. Permits list OCF Construction as the contractor and a construction cost of $2.08 million.
