A recent site visit by Philadelphia YIMBY has noted that construction has still not started at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia. The new building will rise between 2nd, Callowhill, and Willow streets in the southeast corner of Northern Liberties, near the Delaware River waterfront and a block north of Old City. Designed by Morris Adjmi Architects and developed by National Real Estate Development, LLC, (aka National Development) and The KRE Group, the tower will span 351,927 square feet and hold 397 residential units, 20,431 square feet of retail, and 105 parking spaces. Construction costs are listed at $93 million.

Construction Still Not Commenced at 1223-45 Washington Avenue in Hawthorne, South Philadelphia

A recent site visit by Philly YIMBY has observed that construction has still not started on a 12-story, 375-unit mixed-use project at 1223-45 Washington Avenue in Hawthorne, South Philadelphia. The property spans a nearly 50,000-square-foot lot bound by Washington Avenue to the south, South 13th Street to the west, and Kimball Street to the north. Designed by BKV Group, the building will rise to a height specified at 154 feet and span 372,721 square feet. The project will include commercial space on the ground floor along Washington Avenue as well as an underground parking garage and space for 184 bicycles. Permits list Post General Contracting as the contractor and specify a construction cost of $62 million.

Demolition Imminent at 2012 Chestnut Street in Rittenhouse Square, Center City

A recent site visit by Philadelphia YIMBY noted that preparations for demolition work appears underway at 2012 Chestnut Street in Rittenhouse Square, Center City, with the structures currently occupying the site to be replaced by a 14-story residential tower. Designed by JKRP Architects and developed by the Philadelphia Housing Authority (also the owner) and Alterra Property Group, the building, also known under its full address of 2012-14 Chestnut Street, will feature 162 residential units, of which 130 would run at market rate and another 32 would be classified as “workhouse housing.” The plan also includes around 4,500 square feet of retail space on the ground floor.
