Permits Issued for 130 West Girard Avenue in Northern Liberties, Lower North Philadelphia

Partial permits have been issued for the construction of a seven-story, 84-unit mixed-use building at 130 West Girard Avenue in Northern Liberties, Lower North Philadelphia. The structure will span a triangular block bound by Girard Avenue to the north, North Howard Street to the east, and O’Neill Street to the southwest, replacing a bank and its associated parking lot. Designed by Studio HS4, the structure will feature 57,000 square feet of residential space, 3,500 square feet of commercial space at the ground floor, and parking for 11 cars and 28 bicycles. Permits list the Ferraro Construction Group as the contractor.

Philadelphia YIMBY’s recent site visit has observed that the construction site has been cleared at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia. The development will rise between 2nd, Callowhill, and Willow streets in the southeast corner of Northern Liberties, near the Delaware River waterfront and a block north of Old City. Designed by Morris Adjmi Architects and developed by National Real Estate Development, LLC, (aka National Development) and The KRE Group, the tower will span 351,927 square feet and hold 397 residential units, 20,431 square feet of retail, and 105 parking spaces. Construction costs are listed at $93 million.

A recent site visit by Philadelphia YIMBY has observed that construction has topped out at a six-story, 48-unit mixed-use building at 817-21 North 3rd Street in Northern Liberties, North Philadelphia. Designed by Atrium Design Group, the building will feature a 4,855-square-foot commercial space at the ground floor and a roof deck, which will offer dramatic skyline views with its prominent height. The development will provide basement parking for 36 cars, as well as space for 20 bicycles. Permits specify Atrium LLC as the contractor. Construction costs are specified at $10.5 million.

Construction Still Pending at 2012 Chestnut Street in Rittenhouse Square, Center City

Philadelphia YIMBY’s recent site visit observed that construction work has still not started at 2012 Chestnut Street in Rittenhouse Square, Center City, the site of a proposed 14-story residential tower. Designed by JKRP Architects and developed by the Philadelphia Housing Authority (also the owner) and Alterra Property Group, the building, also known under its full address of 2012-14 Chestnut Street, will feature 162 residential units, of which 130 would run at market rate and another 32 would be classified as “workhouse housing.” The plan also includes around 4,500 square feet of retail space on the ground floor.
