Construction Not Yet Commenced at 1223-45 Washington Avenue in Hawthorne, South Philadelphia

Philly YIMBY’s recent site visit has revealed that construction has still not begun on a 12-story, 375-unit mixed-use project at 1223-45 Washington Avenue in Hawthorne, South Philadelphia. The property spans a nearly 50,000-square-foot lot bound by Washington Avenue to the south, South 13th Street to the west, and Kimball Street to the north. Designed by BKV Group, the building will rise to a height specified at 154 feet and span 372,721 square feet. The project will include commercial space on the ground floor along Washington Avenue as well as an underground parking garage and space for 184 bicycles. Permits list Post General Contracting as the contractor and specify a construction cost of $62 million.

Construction Not Yet Started at 33 North 22nd Street in Center City West

Philadelphia YIMBY’s recent visit has observed that construction has still not started at a 328-foot-tall, 29-story residential tower proposed at 33 North 22nd Street in Center City West, though a construction permit was issued in November 2021. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which is also listed as the contractor), the building will span 456,380 square feet and offer 341 apartments as well as a garage for use both by the building’s residents as well as customers of the adjacent Trader Joe’s supermarket, which currently uses the outdoor parking lot at the building site, which remained in operation at the time of our visit. Permits list a construction cost of $136 million.

A recent site visit by Philly YIMBY has observed notable construction progress at a six-story, 48-unit mixed-use building at 817-21 North 3rd Street in Northern Liberties, North Philadelphia. The building will feature a 4,855-square-foot commercial space at the ground floor and a roof deck, which will offer dramatic skyline views with its prominent height. The development will provide basement parking for 36 cars, as well as space for 20 bicycles. Permits specify Atrium LLC as the contractor. Construction costs are listed at $10.5 million.

Construction Still Pending at 1700 North Front Street in Fishtown

A recent site visit by Philly YIMBY has revealed that construction is still pending at a five-story, 204-unit development proposed at 1700 North Front Street in Fishtown, Kensington. Designed by NORR, the 172,844-square-foot building will offer 123,218 square feet of residential space, which will be split between 28 studios, 141 one-bedroom units, 35 two-bedroom apartments, and a 5,264-square-foot amenity suite. The project will also feature 16,429 square feet of retail and parking for 70 bicycles.

$3 Billion Development Plan Unveiled For Atlantic City’s Bader Field

A massive $3 billion redevelopment master plan has been revealed for the 140-acre Bader Field site in Atlantic City. The project, called CASA MAR anf drveloped in partnership by both Tower Investments and Post Brothers, would be one of the largest in the city’s history, built over five phases ovet an estimated span of 12 years. The project is expect to add around 10,000 residential units to the local market. An additional 400,000 square feet of office and retail space is also planned for the property, making it a true mixed-use neighborhood. A total of 20 acres of public amenity space such as green spaces and parks will also be included with the project.
