Philadelphia YIMBY Tracks Projects Ranging from 100,000 to Half-Million Square Feet

Last month, Philadelphia YIMBY discussed new article categories that were introduced at the start of the year. Among those were categories that grouped new proposals by residential unit count, where we dedicated an article to each of the groups. However, at the time we also introduced a similar category tracking method, where we catalog buildings by square footage. Although this may sound like a similar measurement technique, the square footage categories are more broad as they also include non-residential developments. In today’s installment of our “category spotlight” series, we focus on projects that range from 100,000 to half a million square feet. This category is largely comprised of relatively large mid-and high-rise developments. Please note that since the category was introduced only at the start of the year, it currently excludes articles published prior to this year.

Philadelphia YIMBY continues to look for ways to make our news outlet into resource both useful and enjoyable to everyone from industry professionals and casual enthusiasts of all things urban. As part of this drive, at the start of the year we introduced a new series of building categories, which allow readers to browse articles based on building unit count, square footage, and more. Today we put the spotlight on one such category: new multi-family developments with 100 and more residential units. In general, these large projects come in the form of high-rise towers, hulking mid-rise buildings, and sprawling townhouse complexes. Below we offer a sampling of several such developments that we have covered so far this year.

Development Anticipated at 1700 North Front Street in Fishtown

Last August, YIMBY shared renderings for a five-story, 204-unit development proposed at 1700 North Front Street in FishtownKensington. More than half a year later, no construction permits have yet been filed nor has any construction activity taken place, as confirmed by our recent site visit. Designed by NORR, the 172,844-square-foot building will offer 123,218 square feet of residential space, which will be split between 28 studios, 141 one-bedroom units, 35 two-bedroom apartments, and a 5,264-square-foot amenity suite. The project will also feature 16,429 square feet of retail and parking for 70 bicycles.

The Ultimate 2022 Philly Skyline Rundown: Top 30 Tallest Buildings Under Construction and Proposed in Philadelphia

Earlier this month, YIMBY reported that Philadelphia is poised for a record year of construction in 2022. Low- and mid-rise projects, the type that will provide much-needed housing units by the thousands, comprise the bulk of new development. However, the city is also slated to gain a crop of new high-rises that will further boost the already iconic skyline. In recent weeks, we published several compilations, such as the December 2021 Development Countdown and two lists tallying up the current tallest under-construction and proposed projects. Today, we put them all together and add bonus content to create the Ultimate 2022 Philadelphia Skyline Rundown, which tallies the 30-plus tallest buildings that are under construction or proposed as of the start of this year. To avoid covering too much familiar ground, we added new features to each entry, such as quick facts, featured stories, project contractors (when applicable), and extra photos and renderings, some of which YIMBY has not yet shared before. Excavation Advances at The Skylar at 1601 Frankford Avenue in Fishtown, Kensington

Excavation work is making steady progress at The Skylar, a mixed-use development underway at 1601 Frankford Avenue in Fishtown, Kensington. Designed by Ambit Architecture and developed by Stamm Development Group, the new building will stand three stories tall, span 5,910 square feet, and feature ground-floor commercial space, four residential unit, a cellar, and a roof deck. In total, the building is expected to cost an estimated $1.15 million.
