Construction Underway at 1601 Frankford Avenue in Fishtown

Philly YIMBY’s recent site visit has discovered significant construction progress at The Skylar, a three-story, four-unit mixed-use building at 1601 Frankford Avenue in Fishtown. Designed by Ambit Architecture and developed by Stamm Development Group, the building will span 5,910 square feet and feature ground-floor commercial space, a cellar, and a roof deck. Construction costs are listed at $1.15 million.

Construction Anticipated at 1223-45 Washington Avenue in Hawthorne, South Philadelphia

In December 2021, YIMBY reported that permits have been issued for a 12-story, 375-unit mixed-use development at 1223-45 Washington Avenue in HawthorneSouth Philadelphia. Designed by BKV Group, the project will span 372,721 square feet and offer commercial space on the ground floor along Washington Avenue as well as a parking garage with space for 78 cars; parking will also be available for 184 bicycles. Construction costs are specified at $62 million. Since that time, no construction has yet taken place at the property, as seen in our recent site visit.

Renderings Revealed for 1649 North 5th Street in Olde Kensington

Renderings have been revealed for a large multi-family development at 1649 North 5th Street in Olde Kensington. Designed by HDO Architecture and developed by the Riverwards Group, the new bundling will rise six stories tall and hold 200 residential units within the structure. The project will incorporate parking for 51 cars and 92 bicycles. The top of the building will feature a green roof and a roof deck.

Philadelphia YIMBY Tracks Projects Ranging from 100,000 to Half-Million Square Feet

Last month, Philadelphia YIMBY discussed new article categories that were introduced at the start of the year. Among those were categories that grouped new proposals by residential unit count, where we dedicated an article to each of the groups. However, at the time we also introduced a similar category tracking method, where we catalog buildings by square footage. Although this may sound like a similar measurement technique, the square footage categories are more broad as they also include non-residential developments. In today’s installment of our “category spotlight” series, we focus on projects that range from 100,000 to half a million square feet. This category is largely comprised of relatively large mid-and high-rise developments. Please note that since the category was introduced only at the start of the year, it currently excludes articles published prior to this year.
