Foundation Work Begins at 139 North 23rd Street in Logan Square, Center City

Philadelphia YIMBY’s recent site visit has confirmed that foundation work has started for a four-story, 115-unit residential building at 139 North 23rd Street in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by the PMC Property Group (which is also specified as the contractor), the building will span a 43,590-square-foot ground footprint and contain 122,576 square feet of interior space, and will feature full sprinkling, a green roof accessible to residents, as well as an underground garage with space for 42 cars. The development team was permitted to include the current unit count via green roof and mixed-income density bonuses. Construction costs are specified at $35 million.

Permits Issued for 47-Unit Building at 20-46 Armat Street in Germantown, Northwest Philadelphia

Permits have been issued for the construction of a mixed-use building at 20-46 East Armat Street in Germantown, Northwest Philadelphia. Upon completion, the building will rise four stories tall. The ground floor will be home to a new commercial space, while the upper floors will hold 47 residential units. In total,  the building will contain 45,554 square feet of space. Olney Construction is listed as the contractor. Construction costs are estimated at $7 million.

Philadelphia YIMBY’s Annual Development Countdown Starts With 242-Foot-Tall, 18-Story Condo Tower Planned at 222-30 Walnut Street in Society Hill, Center City

As the calendar turns to December, Philadelphia YIMBY launches its annual December Development Countdown, which tracks the 31 tallest buildings under construction or proposed throughout the city. The inaugural 31st place goes to 222-30 Walnut Street in Society Hill, Center City, an adaptive reuse development that will integrate a proposed 242-foot-tall, 18-story condominium high-rise with a group of low-rise buildings constructed between 1856 and 1950. Designed by Cecil Baker + Partners Architects, the building will offer a combined total of 101,115 square feet of interior space, most of which will be dedicated to 18 residential condominiums. At the moment, the project appears at a standstill, which, in great part, results from its historically sensitive location in a historic district in one of the oldest sections of the city.

Permits have been issued for the 29-unit renovation and expansion at the Engine 29 Firehouse, located at 1221-25 North 4th Street in Olde Kensington. The existing building stands three stories tall, while the new addition to the rear will rise five stories. The ground floor of the existing firehouse will be renovated to create commercial space, while the upper floors will be converted into nine residential units. Designed by Continuum Architecture, the new addition will allow the development to include an additional 20 residential units and parking space. The project will include parking for 14 cars and 15 bicycles.

Permits have been issued for a scaled-back high-rise proposed at 204 South 12th Street in Washington Square West, Center City. Designed by Rogers Stirk Harbour + Partners, with Bower Lewis Thrower Architects (aka BLT Architects or BLTa) as the architect of record, and developed by Midwood Investments and Development, the new tower will rise 32 stories tall and feature 378 residential units, as well as 96 parking spaces and 130 bicycle slots. In total, the building will hold 401,870 square feet of space. A commercial component will be located at the ground floor. Construction costs are estimated at $111,729,721.
