Construction Underway at 1538 Frankford Avenue in Fishtown

Philadelphia YIMBY’s recent site visit has revealed that demolition has been completed and the site has been cleared for construction of a four-story, 12-unit mixed-use building at 1538 Frankford Avenue (alternately1538-44 Frankford Avenue) in Fishtown. The development is situated on the west side of the block between Jefferson and East Oxford streets. Designed by KJO Architecture, the project will span 23,741 square feet, which includes 5,829 square feet of retail. The building will be fully sprinkled and will feature a roof deck, which promises to offer reasonably open skyline vistas. Permits list Optimal Construction Group as the contractor and a construction cost of $2.4 million.

Construction Complete at 2301 Frankford Avenue in Fishtown

Philadelphia YIMBY’s recent site visit has confirmed that construction is complete at a mixed-use development at 2301 Frankford Avenue in Fishtown. Designed by Ian Smith Design Group, the project adds a three-story rear addition to a three-story prewar building and two smaller adjacent structures at the eastern corner of Frankford Avenue and East Dauphin Street. The finished structure will feature ground-floor commercial space and six residential units, as well as a cellar. Permits list Black Oak Builders as the contractor and a construction cost of $312,000.

Philadelphia YIMBY’s recent site visit has observed that excavation is underway for a four-story, six-unit mixed-use development at 2240 Frankford Avenue in Fishtown. The project borders Frankford Avenue to the south, Trenton Avenue to the north, and East Dauphin Street to the east. Designed by Mt. Alto Design + Drafting, the building will offer commercial space at the ground floor and balconies in select units. Permits list Kaps Construction as the contractor and specify a construction cost of $450,000.

Construction Underway at 1148-62 Frankford Avenue in Fishtown

Philadelphia YIMBY’s recent site visit has observed sustained construction progress construction at a five-story, 59-unit mixed-use development underway at 1148 Frankford Avenue in Fishtown. Also known under its full address of 1148-62 Frankford Avenue, the project will span 42,100 square feet and will include a renovation and retail conversion of the 19th-century Kensington National Bank as well as construction of a five-story apartment building at the site of the bank’s parking lot. The Wells Fargo Bank branch currently situated in the existing building will be relocated to the new structure. Designed by OOMBRA Architects, the development will include 20 parking spaces for commercial customers, elevator service for residents, 20 bicycle spaces, and a roof deck. Permits list Wells Fargo Bank as the owner and Reed St. Builders LLC, and a construction cost of $9.25 million.

Designed by Kore Design Architecture, the project features ground-level commercial space and 12 apartments above, as well as elevator service, full sprinkling, and a roof deck that will offer dramatic views of the Northern Liberties skyline, which is rapidly rising nearby. Permits list the Frankford Collective as the owner, Equinox Management & Construction as the contractor, and a construction cost of $1.5 million.
