Designed by NORR, with Tester Construction as the contractor, the new building will stand four stories tall, with a commercial space on the ground floor. There will be 61 apartments throughout the structure, with access to a common roof deck situated at the top. In total, the building will span 48,475 square feet. Construction costs are listed at $7.5 million.

Permits Issued for The Frankford at 1120 Frankford Avenue in Fishtown

Permits have been issued for the construction of The Frankford, a six-story, 107-unit mixed-use residential and retail development planned at 1120 Frankford Avenue (alternately 1120-36 Frankford Avenue Parcel H) in Fishtown. The project spans a through-block lot between Frankford Avenue and Dunton Street, half a block south of Girard Avenue. Designed by BLT Architects, the building will hold 87,200 square feet, of which around more than 10,000 square feet will account for retail on the two lower floors. Permits list US Construction as the contractor and specify a construction cost of $15 million.

Although permits had been issued last year, a recent visit by Philly YIMBY has discovered that construction has still not begun at the six-story, 453-unit apartment building proposed at 2621-67 Frankford Avenue in East Kensington. Designed by Harman Deutsch Ohler Architecture (also known as HDO Architecture), with Turn Key Realty LLC as the contractor, the structure will become one of the largest in the neighborhood, holding 412,703 square feet of space and costing at $72 million to build. The development will offer ample outdoor space for residents and will become a major anchor for the rapidly developing residential area.

Site Prep Underway at 1148-62 Frankford Avenue in Fishtown

A recent site visit by Philadelphia YIMBY has documented construction at a five-story, 59-unit mixed-use development proposed at 1148 Frankford Avenue in Fishtown. Also known under its full address of 1148-62 Frankford Avenue, the project will span 42,100 square feet and will include a renovation and retail conversion of the 19th-century Kensington National Bank as well as construction of a five-story apartment building at the site of the bank’s parking lot. The Wells Fargo Bank branch currently situated in the existing building will be relocated to the new structure. Designed by OOMBRA Architects, the development will include 20 parking spaces for commercial customers, elevator service for residents, 20 bicycle spaces, and a roof deck. Permits list Wells Fargo Bank as the owner and Reed St. Builders LLC, and a construction cost of $9.25 million.
