Six three-story multi-family buildings have been proposed at 2223, 2227, 2229, 2233, 2237, and 2239 North 33rd Street in Strawberry Mansion, North Philadelphia, across from Fairmount Park. Designed by 24 Seven Design Group LLC, the four buildings at 2223 through 2233 North 33rd Street will each feature five apartments each, and the structures at 2237 and 2239 North 33rd Street will each come with four units, giving a total new unit count of 28. Each of the permits lists Catalyst Builders LLC as the contractor, and, although the structures appear of to slightly vary in square footage (spanning from 3,072 to 5,000 square feet), construction costs for each one is specified at $300,000.

Philadelphia YIMBY Catalogs Development Spanning from 50K to 100K Square Feet

After looking at developments spanning 100,000 to half a million square feet, Philadelphia YIMBY’s next category spotlight installment tracks new projects that feature anywhere from 50,000 to 100,000 square feet (or up to 99,999 square feet, to be precise). Buildings that fall into this range hold a capacity that is generally equivalent to anywhere from around 30 to 150 residential units. As such, the category primarily consists of smaller high-rise buildings in the under-15-story range, as well as mid-sized to rather large mid-rise developments. Please note that since the category was introduced only at the start of the year, it currently excludes articles published prior to this year.

Philadelphia YIMBY Looks at Upcoming Projects With 10 to 50 Residential Units

Philadelphia YIMBY continues its “category spotlight” series, which looks at some of the new article categories we introduced at the start of the year. In the third entry of this mini-series, we look at new residential developments that we have covered so far this year that feature anywhere between 10 to 49 residential units. In general, the category consists of medium-sized apartment buildings that rise anywhere from three to five stories and some townhouse complexes, although there are a few exceptions, such as a very notable one at the Freeman Auction House overbuild. Community Vote Upcoming for 191-Unit Development at 1600 Carpenter Street in Graduate Hospital, South Philadelphia

A community vote is anticipated on March 23rd to address a 191-unit mixed-use development proposed at 1600 Carpenter Street in Graduate Hospital, South Philadelphia. Designed by Harman Deutsch Ohler Architecture and developed by Streamline, the complex will replace a suburban-style shopping mall with a stately, traditionally-styled six-story building facing Washington Avenue, which will offer 23,185 square feet of ground-level retail and 131 rental apartments, ranging from studios to two-bedrooms, many of which will rank as affordable housing. To the north, 60 multi-family townhouses will be situated, which will match the scale and the material palette of the surrounding area. The development will boast publicly accessible pedestrian promenades and landscaping, as well as 141 parking spaces, with 119 of those located in an underground garage in the apartment building, and 22 in the townhouses. A Zoom meeting for the project’s approval will be held on March 23rd at 7PM, and prior registration is required. An in-person meeting will also take place at the South of South Neighborhood Association at 1901 Washington Ave, Unit B Phila. PA 19146 (entrance on 19th street), where no registration will be required.
