Category Spotlight: Philadelphia YIMBY Looks at Upcoming Residential Buildings With 100 and More Units

Philadelphia YIMBY continues to look for ways to make our news outlet into resource both useful and enjoyable to everyone from industry professionals and casual enthusiasts of all things urban. As part of this drive, at the start of the year we introduced a new series of building categories, which allow readers to browse articles based on building unit count, square footage, and more. Today we put the spotlight on one such category: new multi-family developments with 100 and more residential units. In general, these large projects come in the form of high-rise towers, hulking mid-rise buildings, and sprawling townhouse complexes. Below we offer a sampling of several such developments that we have covered so far this year.

The facade is nearly complete at The Laurel Rittenhouse, one of the most highly anticipated projects in Philadelphia. The tower rises at 1911 Walnut Street in the Rittenhouse Square neighborhood of Center City, just across the street from Rittenhouse Square Park. The tower was previously stated to stand 599 feet feet tall, but recent documents reveal an actual height of 604 feet. The skyscraper rises 48 stories tall, with two additional mechanical floors, and will feature 185 rental apartments and 65 condominium units. A three-story podium containing amenity space will be attached at the north side of the main building.

The exterior is nearly complete at Arthaus at 311 South Broad Street, one of the tallest condominium buildings in Philadelphia. The new skyscraper, located in the Washington Square West neighborhood of Center City, rises to a height of 542 feet and 47 stories. Designed by Kohn Pedersen Fox and developed by Dranoff Properties, the tower will feature 108 condo units and already makes a dramatic impact on the Philadelphia skyline, as it it situated in a prominent location close to various landmarks along Broad Street.

University City, the central hub of West Philadelphia, is teeming with new under-construction developments. Of these, one of the most significant is the 361-foot-tall, 28-story mixed-use tower currently rising at 3025 John F. Kennedy Boulevard. Designed by the Practice for Architecture and Urbanism and developed by Brandywine Realty Trust, the building will span a total of 559,583 square feet of interior space, combining commercial space on the lower floors with 326 residential floors situated above.

Permits have been issued for the construction of the foundation at 12+Sansom, a 240-foot-tall, 20-story residential high-rise under construction at 123 South 12th Street (alternately 123-27 South 12th Street) in Midtown Village, Center City. Designed by Studios Architecture and developed by Greystar Real Estate Partners, with BLT Architects as the architect of record and Clemens Construction Company as the contractor, the building will offer 399 rental units and 10,844 square feet of retail. The structure will rise from a 33,462-square-foot footprint and hold 370,860 square feet of floor space.

Riverwalk, also known as Riverwalk Philly, is a mixed-use development that rises at 60 North 23rd Street in Center City West (alternately Logan Square). Designed by Gensler and developed and built by the PMC Property Group, the project is situated by the Schuylkill River waterfront consists of two high-rises that will hold a total of 711 rental units. The 315-foot-tall, 28-story, 331-unit Riverwalk North is already open for residents, while the 362-foot-tall, 32-story, 380-unit south tower is still under construction.

A few days ago, Philly YIMBY shared a construction update for The Standard At Philadelphia, a 209-foot-tall, 19-story residential tower under construction at 119 South 31st Street in University City, West Philadelphia. Designed by CUBE 3 and developed by Landmark Properties, the 362,117-square-foot structure will rise from a narrow, through-block lot stretching between South 30th and South 31st streets, and will house 280 residential units geared toward university students. Our recent visit has revealed that on-site demolition has been completed and foundation work is currently in progress.

Last month, YIMBY visited the site of the six-story, 453-unit apartment building proposed at 2621-67 Frankford Avenue in East Kensington, where construction permits have been issued last year and construction preparation appears imminent. Today we take a detailed look at the massive building that is one of the largest on the drawing boards in Philadelphia. Designed by Harman Deutsch Ohler Architecture (HDO Architecture), with Turn Key Realty LLC as the contractor, the massive structure will hold 412,703 square feet of space and cost at $72 million to construct. The development will offer ample outdoor space for residents and will be a major boost to a rapidly-growing, high-density residential district.
