Although permits for a multi-family building were issued nearly a year ago, in December 2020, construction has yet to begin at a multi-family building planned at 408-10 North Front Street in Northern Liberties, North Philadelphia. YIMBY’s recent site visit revealed no construction activity at the location, although it also offered a glimpse at the rapidly growing development in the immediate vicinity. Permits for the site list 1833 Realty LLC as the owner.

Vacant Lot Awaits Construction of 149-Unit Development at 801 North 19th Street in Francisville, North Philadelphia

Philly YIMBY’s recent site visit has revealed no signs of construction at the large, block-sized lot slated for a 149-unit residential development at 801 North 19th Street in Francisville, North Philadelphia. Designed by NORR, the complex will consist of a five-story, 115-unit apartment building as well as 34 three-story townhouses clustered around an interior courtyard and parking lot. The 104,596-square-foot multi-family building will offer units spanning between 498 to 1,004 square feet, an amenity area situated at the fifth floor, and 52 parking spaces in a basement garage.

Permits Issued for 69-Unit Multi-Family Renovation at 500-15 East Tioga Street in Kensington

Permits have been issued for the renovation of an three-story building at 500-15 East Tioga Street in Kensington. The renovation will add 69 residential units added to the structure, with some being artist studios. In total, construction work will span 69,805 square feet of space, with construction costs estimated at $2.5 million.

Permits have been issued for the construction of a 46-unit complex at 207-11 Vine Street in the Old City section of Center City. Designed by CANNOdesign, the development’s centerpiece will be a six-story building located at 211 Vine Street that will span 61,694 square feet. The project will also involve the construction of two new townhouses, located at 207A and 207B and 209 Vine Street, a multi-family renovation of a historic prewar house at 209 Vine Street, and the addition of 18 parking spaces to the site.

Permits Issued for Two Multi-Family Buildings at 2108 and 2110 North Marshall Street in North Philadelphia East

Permits have been issued for the construction of a pair of multi-family buildings at 2108 and 2110 North Marshall Street in North Philadelphia East near Temple University. Each building will rise three stories and will contain three residential units, with a total of six new apartments. Each will span a ground footprint of 954 square feet and will contain 2,862 square feet of interior space, translating to an average of 954 square feet per apartment. Both buildings will feature full sprinkling and roof decks, which promise to provide sweeping skyline views due to a lack of significant nearby obstructions. The permits are the latest in a series of recent development announcements for the North Central Philadelphia district that was hit particularly hard by depopulation and demolitions in the postwar period.
