Permits Issued for 69-Unit Multi-Family Renovation at 500-15 East Tioga Street in Kensington

Permits have been issued for the renovation of an three-story building at 500-15 East Tioga Street in Kensington. The renovation will add 69 residential units added to the structure, with some being artist studios. In total, construction work will span 69,805 square feet of space, with construction costs estimated at $2.5 million.

The building features an attractive brick exterior with a rusted, but still gorgeous, cornice capping off the structure. Windows are currently blocked up with cinder blocks, with glass presumably returning to the window apertures in the form of warehouse-styled windows, which would fit perfectly with the design. The smoke stack that stands near the building’s courtyard would be a great design feature if renovated and preserved.

The building at hand is one of many abandoned or underused former industrial buildings in the surrounding area, the supply of which is slowly shrinking as developers convert them into new residential unit space, adding hundreds of apartments and sizable volumes of density to the area. This particular building sits on Tioga Street, one of the area’s major arteries, and could use a sizable density boost, which this project will help provide. Within walking/biking distance is the Tioga Station on the Market-Frankford Line. Hopefully, more similar developments will emerge in the coming future.

No completion date is known for the project at this time, though construction may be finished by 2022 or 2023.
