The development replaces a parking lot situated on the west side of the block between Market and Chestnut streets. Designed by CANNOdesign, the building spans 51,623 square feet and features ground-level retail, a basement, and a roof deck. Permits list the Tester Construction Group as the contractor and indicate a construction cost of $10.5 million.

A Civic Design Review submission has revealed the plans for Credence Home Care Residences, a seven-story, 99-unit development proposed at 1901 West Westmoreland Street (full address 1901-11 West Westmoreland Street) in Nicetown-Tioga, North Philadelphia. The project, located at the northwest corner of West Westmoreland and North 19th streets, will consist of an expansion to an existing structure. Designed by J. Mark Wiedmann and developed by the Credence Home Care Agency, the development will span 97,017 square feet, which will feature 20 studios, 79 one-bedroom apartments (both age-restricted), a 4,579-square-foot adult day care facility, and 1,912 square feet of office space. Parking for 18 cars and 12 bicycles will also be provided.

Furthermore, a recent zoning submission indicates that the project’s name has been updated to Ovation, though the Broad Street Flats moniker also appears retained, at least for the time being. Designed by PZS Architects, the building will span 50,462 square feet (or 49,950 according to zoning blueprints) and feature commercial space and 50 residential units. Permits list Ferraro Construction Group as the contractor and a construction cost of $8 million.
