Philly YIMBY’s recent site visit has observed that construction work is underway at a three-story single-family rowhouse at 2249 Pemberton Street in Graduate Hospital, South Philadelphia. The development replaces a two-story prewar rowhome situated on the north side of the block between South 22nd and South 23rd streets. Designed by J.O.S. Serratore & Company Architects, the structure will span 2,520 square feet and will feature a cellar and a roof deck. Permits list Kildare Construction as the contractor.

Construction Nearly Complete at 1712 Christian Street in Graduate Hospital, South Philadelphia

A recent site visit by Philly YIMBY has noted that construction nears completion at a two-building, six-unit complex at 1712 Christian Street in Graduate Hospital, South Philadelphia. The structures replace two three-story prewar rowhouses on a through-block lot that stretches from Christian Street to the north to Montrose Street to the south. Designed by Moto Designshop, the development will consist of two rowhouses situated at either end of the site, each rising three stories and featuring three units, with a 33-foot-long rear yard in between. Both structures will feature rear and roof decks. Permits list Made Construction as the contractor and a construction cost of $400,000.

The new structure, built in tandem with several adjacent rowhouses, replace a vacant lot situated on the northeast side of the block between Coral Street and Amber Street. Designed by KJO Architecture, the structure will span 1,966 square feet and will feature a basement and a roof deck. Permits specify Blue Line Construction as the contractor.
