Permits have been filed for a three-story residential building at 2518 Waverly Street in the Fitler Square neighborhood in Center City, which may also be categorized as Rittenhouse Square West. A demolition permit has been issued for the existing two-story rowhouse with a prominent, covered roof deck. The new structure will utilize the existing foundation, and like its predecessor, it will also feature a roof deck.
The building stands on the south side of the street, in the center of a block lined with mostly two-story rowhouses, similar to the structure slated for demolition. The block is located in the southwest corner of Center City, within close reach of Rittenhouse Square and the business district. Fitler Square is located just two blocks to the east. Schuylkill River Park, which sits just one block to the north, provides ample riverfront green space and a connection to the Schuylkill Banks Boardwalk.
The property sits just to the north of The Philadelphia School, at 2501 Lombard Street.
