Permits have been filed for the construction of a four-story mixed-use structure at 2243 North Broad Street in the Temple University area in North Philadelphia. The 10,276-square-foot building will yield ten residential units and a 408-square-foot commercial space on the ground floor. 2243 N Broad LLC is the listed owner. Construction costs are estimated at $900,000.

Renderings show a modern structure with primarily gray cladding accented with white and beige details. A floor-to-ceiling window faces the sidewalk, with smaller but still sizable windows and balconies located above on the residential floors.

The project will rise from a vacant site that sits two blocks north of Temple University and will likely be geared to its students, similar to many new developments under construction and in planning in the area. The adjacent Susquehanna-Dauphin station on the Broad Street SEPTA line also offers a 15-minute commute to Center City.

The project will bring ten units to a rowhouse-sized parcel of land, effectively using the available real estate. The density and the commercial space will be a positive addition to the block.
