A zoning permit has been filed for the construction of a multi-family structure at 5127 Duffield Street in Frankford, Northeast Philadelphia. The property sits on the east side of the block between Dyre Street and Pratt Street. The building will span a 9,433-square-foot footprint and will rise to a height not exceeding 38 feet. No floor count has been specified, though it is likely to rise for stories as the permit calls for balconies at the fourth floor. Gateway Court LP is the listed owner.

The building will replace an overgrown lot used for makeshift vehicle storage. The structure will not adjoin any adjacent lot lines, as the permit describes the building as detached.

The building will stand prominently in a neighborhood dominated by second-tier-density rowhouses, most of which rise two stories and feature large front and rear yards. The added density is easily justified by the proximity to the Frankford Transportation Center, which consists of the terminus station of the Market-Frankford SEPTA line and several bus lines. Jefferson Frankford Hospital, Mastery Charter Smedley Elementary School, and Frankford Playground all sit within a five- to 10-minute walking distance.

No completion date has yet been announced, though the development may be completed by 2022.
