The Fairview is Complete at 2616 West Girard Avenue in Brewerytown, North Philadelphia

Construction is now complete on The Fairview, a five-story mixed-use development at 2616 West Girard Avenue in Brewerytown, North Philadelphia. The building brings a 2,010-square-foot ground floor retail space and 14 residential units into the neighborhood, as well as a 1,250-square-foot basement. The building is designed by CANNOdesign and developed by Argo Property Group, which has recently proposed another mixed-use building at the opposite end of the block at 2600 Girard Avenue, which Philly YIMBY reported on yesterday. Tester Construction is the project contractor.

The project turned out just has the renderings suggested it would. A three-story brick structure sits at the bottom with large windows situated at the corner of the building. Floor-to-ceiling windows provide natural light for the retail space located on the ground floor. Above the brick podium are two stories of gray cladding, with a modern, staggered form. A shared rooftop terrace can be seen in the image. The only noticeable component that is missing is the small overhangs highlighting the ground floor retail space, but those could still be installed.

The building was approved in May 2018, and construction began soon thereafter. Construction rose fairly quickly, soon towering over the neighboring structures.

The intriguing shape of the building can be clearly seen from a construction photo taken after framing was completed and windows were installed, with the temporary blue color of the construction material highlighting the uniform dimensions of podium and irregular massing of the upper floors.

The property sits in a prime location on the Girard Avenue commercial corridor near many local attractions, including Fairmount Park, the subway and bus service on Broad Street, and the many museums and galleries on the Benjamin Franklin Parkway. The building sits next to the Girard Trolley, where transfers may be made to the Broad Street Line at Girard Station.

Brewerytown is witnessing a surge of development, and 2616 West Girard Avenue sits in a particular hotspot. A contemporary multi-family structure sits directly across the street, while many more are located within a few blocks as well. A 160-unit mixed-use complex is proposed across the street to the west at 2630 West Girard Avenue.
