Permits Filed For a Four-Unit Mixed-Use Structure at 4665 Paul Street In Frankford, Northeast Philadelphia

Permits have been filed for the construction of a mixed-use structure at 4665 Paul Street in Frankford, Northeast Philadelphia. Cicada Architecture is in charge of the design work. The building will stands three floors and also include a cellar level. A commercial space will be located on the ground floor of the building with four residential units on the upper floors. Frankford Community Development is the listed owner. Construction costs are estimated at $798,000.

The new structure will replace a currently vacant two-story building that once held ground-floor retail and residential space on the upper floors. The building features a façade painted green and accented with white trim with fine detailing and a small yet attractive cornice at the top. The new building will add height and density to the neighborhood while still maintaining ground floor retail.

The development is located directly adjacent to the Arrott Transportation Center on the Market-Frankford SEPTA line, which also serves as a bus terminal. Frankford typically does not see much new construction, so this building may be the start of a new growth spurt in the neighborhood. A compact mixed-use district may continue to grow around the transit station, with new development slowly expanding into the greater area.

No completion date is yet known for the project.
