Construction Underway at 314 South 46th Street in Garden Court, West Philadelphia

A rendering has been revealed for a 25-unit residential development at 314 South 46th Street as construction begins on the project located in Garden Court, West Philadelphia. YIMBY shared news of the project in August, stating that permits were issued for the property. Developed by High Top Real Estate, the project includes a renovation of a former church, which will receive a third floor as well as an attached four-story addition.

The rendering shows a design that preserves most of the historic church structure and its beautiful stone architecture. The four-story addition will rise where the church’s courtyard was once located, although the tree at the street will not be torn down. Between the preservation of the street shade and the church building, the development will contribute to preserving the area’s charm. The new building will feature an attractive design, utilizing wood work on the front façade, with gray brick on the other three faces.

The development is now underway, with excavation equipment on site beginning to dig the addition’s foundations.

While it is unfortunate to see the church no longer in operation, it’s a blessing that the historic building was not demolished and that it will not sit vacant in the future. The development is located a block to the east of the seven-story, 220-unit extension at 4701-29 Pine Street that recently received permits.

The project, located near the junction of the neighborhoods of Garden Court, Spruce Hill and Walnut Hill, will add a significant amount of density will be added to the area, which borders the booming University City (some even describe the area as located within the UCity boundaries). It is exciting to see the impact University City is having on its surrounding areas, and with growth not showing any signs of stopping, it is safe to expect much more development coming in the future.
