Permits Issued for 13-Unit Building at 3609 Spring Garden Street in Powelton Village, West Philadelphia

Permits have been issued for the construction of a multi-family building at 3609 Spring Garden Street in Powelton VillageWest Philadelphia. Upon completion, the building will rise four stories tall the and will yield 13 residential units. Permits list Brett Harman as the design professional and David Schwartz Construction as the contractor. Construction costs for the project are estimated at $1,383,800.

The new building will replace a former single-family rowhouse, a classic West Philadelphia architectural gem. The home boasted a stately brick façade at the bottom two floors, topped with a cornice, with one more floor with a mansard shingled roof with dormer windows. A large porch was situated at the ground floor. The building’s twin, which was the same shape as the structure, was torn down a few years back and was also replaced with a new multi-family structure of a similar scale to the one receiving permits.

The block has unfortunately lost some of its original rhythm, having been fully intact as recently as 2017. However, with the demolition of these two twins, a gap has now formed in the interior of the block. Hopefully in the future, the remaining structures in the block won’t see the same fate as that of the one at this site.

Philly YIMBY reported on the site back in September, sharing with readers that permits were filed for the structure’s demolition. Not long after, the building’s replacemnt may now be underway with construction, as permits have been issued. On the bright side of the development, the addition of 13 residential units will continue to boost Mantua’s ever-growing density, and will help solidify the neighborhood as a filter into the neighborhoods farther west, helping blend the density of University City into the surrounding area.

No completion date is known at this time, though construction may be completed by 2022 or 2023.

    I used to live around the corner from these buildings and I find it horrible that these beautiful homes were replaced with cheap crap and a driveway.
