Since Arthaus at 311 South Broad Street in Center City topped its concrete structure, the pinnacle of the building has seen much construction activity as steel at the parapet continues to rise, nearing its final height of 542 feet. The 47-story tower is designed by Kohn Pedersen Fox, a firm behind well-known structures such as 30 Hudson Yards and One Vanderbilt in New York City, and the Mellon Bank Center at 1735 Market Street. The developer, Dranoff Properties, owns many properties around the city, such as Symphony House and a future residential building at 337 South Broad Street.

In the last update, the concrete structure reached the roof level, and the scaffolding was being removed on the top residential and mechanical floors. A section, presumed for mechanical space, was also poured in the northwest corner of the building. Shortly after the update, steel construction had started at the north side of the building, which continues to wrap around in the east face.

More of the concrete structure is now hidden as the cladding now sits just two levels under the highest terrace on the tower. The steel is now wrapping around the south face, to soon meet up with the concrete structure on the northwest corner. At the base, the structure of the four-story podium has been recently completed. The structure may top out in June or July, and the cladding may reach the top of the building by the fall.

The tower’s anticipated completion is May 2022, as stated on an on-site sign.

TK, thanks for this well documented and detailed update of Arthaus construction. The dramatic sunset photo is special.
