Permits have been issued for an interior renovation of 260 West Johnson Street in GermantownNorthwest Philadelphia. The project will create six residential units within the existing three-story structure. An additional apartment will be added within a carriage house also located on the property, adding a total of seven units to the lot. Greenzang Incorporated is the contractor for the project. Construction costs are estimated at $170,000.

The renovations will take place within a gorgeous, classic Northwest Philadelphia-style home. Stone covers the first and second floors of the building, with a red-shingled mansard roof at the third floor. A great circular turret stands on the corner, adding extravagance to the elegant structure. A small yard with garden space separates the building from the street.

The new renovations will bring a small, but still noteworthy density upgrade to the surrounding area. The addition of seven residential units will provide a solid addition to the neighborhood’s housing stock. Additionally, the project ensures the preservation of the existing building and rules out the potential of demolition, a major win for the neighborhood’s and the city’s architectural and historic heritage.

No completion date is known for the project at this time, though construction may be finished by 2022 or 2023.

  1. My goodness, what a beautiful classic castle!

    This is the type of property you would take a selfie at.

    You are served by SEPTA bus route H (transit info reports delays at this time) with service to the Erie station of the Broad Street Line.

    As for parking; well, satellite image shows a driveway access to the rear, however; I am unsure if that is within the property limit.

    • You’ll find the Upsal station of the SEPTA regional rail at 6460 Greene Street providing service to Suburban Station within walking distance of 2½ city blocks. 😉

    This is the kind of work that should be done all over Germantown. We need a demolition moratorium immediately. Preservation is not just about individual buildings. It is about context. The proposed zoning that is promoted by the City Planning Commission and supported far too often by the ZBA when developers apply for variances is effecting our beautiful neighborhood negatively. Most development is not required to provide parking while bringing many new residents with cars. This is not intelligent policy. Many homes in Germantown do not have off street parking. We already have multi family buildings without parking that cause congestion and havoc. Note the 200 block of walnut lane
