Permits Issued for Retail and Amenity Buildings at Mixed-Use Complex at 918 North Delaware Avenue in Northern Liberties, North Philadelphia

Permits have been issued for the construction of two retail and amenity buildings as part of the mixed-use complex in progress at 918 North Delaware Avenue in Northern Liberties, North Philadelphia. Designed by L2Partridge and developed by Core Realty, the complex, alternately known as 918-80 North Delaware Avenue, will hold a total of 418,480 square feet of space and 426 residential units project will include within five seven-story buildings. The newly filed permits cover two minor adjunct buildings that will hold retail and amenity space.

The first structure, known as Building A1, will rise one story high and hold 4,735 square feet of space. The structure will be situated at the site’s western portion, which stretches into a thin parcel sited between the broad Delaware Avenue to the south and the meandering Canal Street to the north (which gets its name and shape from the Cohocksink Creek that runs beneath). The building program is alternately listed as “vacant commercial space” and “restaurant.” Construction cost is specified at $473,500.

The second structure, Building F, will rise two stories and hold 2,882 square feet of amenity space. The structure will be sited in the development interior, hemmed in by apartment buildings on all sides, conveniently accessible for future residents. Construction costs are listed at $550,000.

The complex will bring much-needed residential density and pedestrian activity to a long-neglected yet rapidly developing stretch of the Delaware River waterfront, helping bridge the gap between the river and the booming interior of Northeast Northern Liberties, a neighborhood we covered in a recent feature.

  1. Are there any additional permits pending for this location? I know that there is supposed to be six buildings- A though F.

    Project seems to not be moving fast as they await additional approvals, not sure if they are delaying due to material costs increasing. It is nearing 2 years since announcement of project without any publicly planned construction kickoff.
