Permits have been issued for the construction of a three-unit multi-family building at 2613 Federal Street in Grays Ferry, South Philadelphia. Designed by CKG Architectural Studio, the new building will rise three stories tall plus basement. In total, the building is expected to yield 3,432 square feet of space. Kelly Ventures LLC is listed as the project’s contractor. Construction costs are specified at $151,800.
The new building will replace a vacant lot, filling in one of the last remaining gaps on the block. A wooden fence separates the property from the street, where it is apparently used as a yard by one of the adjacent buildings’ owners. While this is certainly a pleasant feature for whichever the owner, this does not entirely make sense for a property in such a dense urban environment. Additionally, with the extensive influx of new buildings bringing hundreds of new residents to the neighborhood recently, the yard makes even less sense and it is therefore easy to justify it being replaced.
The development will add three residential units on a property that is currently occupied by none, a modest but still meaningful addition for the neighborhood. It will merge the gap between an older two-story rowhouse and a row of newer buildings that went up in the past couple of years. At this point, the block that the new building sits on consists of well over 50 percent new construction, and serves as a testament to the neighborhood’s dramatic growth.
No completion date is known for the project at this time, though construction may be finished by 2022 or 2023.
