40-Unit Building Proposed at 901 Buttonwood Street in Callowhill, Lower North Philadelphia

A seven-story, 40-unit mixed-use development has been proposed at 901 Buttonwood Street in Callowhill, Lower North Philadelphia. The development will rise at the northwest corner of Buttonwood and North 9th streets and will span 29,461 square feet, which will include a commercial component. Features will include a parking garage and full sprinkling. Permits list Carolina Pena as the design professional, Houn Far LLC as the contractor, and a construction cost of $3.5 million.

The development will rise within a centrally-located (not without merit, some classify Callowhill as part of Center City rather than North Philadelphia) yet long-neglected commercial and industrial district that consists chiefly of low-slung, warehouse-style facilities, many of which have shifted to entertainment uses. Permits for the new project were issued last December, at a time when numerous developers rushed to receive permits prior to the expiration of the full ten-year tax abatement program for new residential construction.

The project at 901 Buttonwood Street will replace a drab two-story rowhouse with commercial space on the ground floor, as well as an adjacent parking lot. The rowhouse lacks preservation-0worthy qualities and its replacement with the proposed structure will thus be very favorable.

Although the building at 901 Buttonwood Street will appear out-of-place given its context, it is only a matter of time until Callowhill’s slow-churning yet steadily growing construction boom reaches this part of the neighborhood in earnest. We look forward to that time, as we do to the (hopefully) eventual conversion of the abandoned rail viaduct next to the proposal site into an extension of the elevated Rail Park, the first phase of which was completed several blocks to the southwest a few years ago.
