At the end of October, YIMBY shared photos of a dormant construction site slated for a seven-story, 157-unit mixed-use building at 1101-33 South 9th Street in the Italian Market, South Philadelphia. Today we deliver an additional view of the site, which continues to sit fallow and form an unfortunate gap in the bustling, pedestrian-friendly streetscape of the Market, in a nod to New York YIMBY‘s ongoing Turkey Week, which tracks stalled developments. The building will rise from a large parcel located at the southeast corner of 9th Street and Washington Avenue. Designed by BLT Architects, the structure will span 204,351 square feet and will feature 15,192 square feet of commercial space and parking. Permits list HC Pody Company as the contractor and indicate a construction cost of $52 million.

1101-33 South 9th Street will anchor the northern end of the Italian Market, which is a local favorite outdoor produce shopping venue and one of South Philly’s top visitor destinations. At first glance, the massive, large-footprint structure will contrast drastically, almost jarringly so, against the small-scale, fine-grained urban makeup of the Market, which is comprised predominantly of three-story rowhouses fronted by covered stalls that span the entire sidewalk for several blocks along 9th Street.

1101-33 South 9th Street is set to be an excellent addition to the location, and it is highly unfortunate that construction has still not started even though permits had been issued back in December 2020. The juxtaposition of the massive vacant lot against the busy, fine-grained street life of the Italian Market is glaring, so we hope to see construction work begin at the site in the near future.

  1. If it is the city holding up construction for no good reason, the developer should take action to bar the city from stalling the project.

  2. The design needs to be changed to have the garage entrance on Washington Ave instead of 9th St so that the Italian Market can be pedestrian only!

    • Lmfao !

      • They could put garage entrance on 9th Street by making egress from garage on the right on 9th Street to Washington Ave at traffic lights. A red plastic barrier would block going down 9th Street. Reason for this is for safety of pedestrians on Washington Ave

  3. The bottom photo is not exactly up to date. For the last several weeks, there is wooden fencing up around the site with the sidewalk and parking lane temporarily blocked on 9th Street.
