A recent site visit Philly YIMBY has confirmed that that construction is complete at a four-story, six-unit mixed-use building underway at 2301 Grays Ferry Avenue in Graduate Hospital, South Philadelphia, with cladding work apparently ready to start. The project consists of a three-story vertical extension. The development consists of a three-story vertical extension to an original single-story structure, where a restaurant will be retained on the ground floor and 8,475 square feet of residential space will be added above. The building features a basement. Permits list 2302 Grays Avenue L as the owner and Donald Plummer as the contractor. Construction costs are specified at $1 million.
The development rises atop a single-story building that has, for a long time, housed Old Towne and Sanna’s, a restaurant that served pizza and Mediterranean food. Although the restaurant remains in business, at the moment it clearly does not operate from the under-construction premises, located at the wedge-shaped (or, as we may say, pizza slice-shaped) site bound by Grays Ferry Avenue to the west, South 23rd Street to the east, and Bainbridge Street to the north.
The development came out rather attractive, with large windows on the upper floors providing ample sunlight to the residences. The ground floor has been reclad in a fresh brick exterior; although the new brick pleasantly spruces up the development, it effectively leaves no trace of the original single-story section of the project, covering it entirely.
2301 Grays Ferry Avenue is located in the western section of Graduate Hospital, just to the south of Center City’s Fitler Square neighborhood and within a seven-minute walk to the Schuylkill River waterfront and its Schuylkill River Park and river trail. The neighborhood has seen a significant volume of residential development in recent years, and this latest project further boosts the area’s cachet.

Actually, cladding work has been finished for a while and only some interior work remains to be completed. Exterior LED uplighting of continually changing color has been turned on at night in recent weeks. As to the original 1-story restaurant, only some portions of the walls were retained and it was gutted to the basement.
