Construction Underway at Broad and Washington at 1001 South Broad Street in Hawthorne, South Philadelphia

Philly YIMBY’s recent site visit has observed that construction is making significant headway at Broad and Washington, a 15-story, 1,111-unit complex at 1001 South Broad Street in Hawthorne, South Philadelphia. Designed by the BKV Group, the complex will span an entire city block at the northeast corner of the intersection of Broad Street and Washington Avenue. The 1,516,218-square-foot complex will cost nearly $306 million to construct.

The building brings notable change block as one of the most significant mid-rise residential structures to go up on what was previously an all-commercial stretch. Both the Tasker-Morris and Snyder Station on the Broad Street Line may be reached within a ten-minute walk to the northwest and the southwest, respectively.

  1. Thanks for the update TK. Love the aerial shot of South Philly. This is actually a three phase project, of which only the first phase has started construction. Phase I involves the western half of the block bounded by Broad, Washington, 13th and Carpenter Sts. Phase II occupies the eastern half. Phase III is planned for the vacant lot on the western half of the block bounded by Washington, 13th, Kimball and 12th Sts.

    • There are homes and businesses along 12th street. I’ve never heard of it heading down that far.

      • You are correct. The development, including Phase III does not extend to 12th St. The site of Phase III is the western half of the block bounded by Washington, 13th, Kimball and 12th Sts., currently a large surface parking lot. No homes or businesses are impacted.

    • Do you know what General Contractor was awarded this project?

Don’t want to be too negative, and I love the added population in the city and this area, however I hope they incorporate a lane on Carpenter St. to accommodate the dozens and dozens of delivery and ride share vehicles this building will require. Washington and Broad Sts. will be impassible otherwise.

  3. The closest Broad Street line stop is Ellsworth-Federal, which is one block away.

  5. What T said. That sentence is completely weird, because any BSL stop would be due south or north from a Broad Street address anyway.

  6. Buildings like this don’t help areas become neighborhoods. They are nothing more than transient storage lockers with the average renter staying under two years.

  7. This is an historic site.
    During the Civil War, here was situated the famous Citizens’ Volunteer Military or General Hospital.
    It contained over 600 beds and state of the science of medicine of the era.
    The hospital was built entirely by the contributions of the citizens of Philadelphia, but was staffed by US Army surgeons and medical personnel.
    This was unique to the generosity and patriotism of the citizenry of Philadelphia.

Both Tasker/Morris, and Snyder are to the South, Lombard South is to the North and I think if we are walking to and from Subway stops with our groceries I think Ellsworth/Federal is a 2 minute walk, seems like that would be the stop to get on and off at if you were going to this new Giant when it opens.

  11. Hopefully they’ll have a dry cleaning service. None are currently within walking distance of Broad and Wharton where I live.

  14. This is so exciting. I’d love to know the time line for when the first units will be available to reserve. While I imagine many young people will be tenants there are many of us suburban empty nesters who would love to move into and remain in the city and this location is within 20 min. Walk of so many great neighborhoods including Columbus Square Park. We can’t wait to see how this area transforms as more restaurants come along.
