Philadelphia YIMBY’s recent site visit has revealed that construction work has still not started at the site of a 136-unit mixed-use building at 4145 Chestnut Street in University CityWest Philadelphia. Designed by Coscia Moos Architecture, the 152,230-square-foot building will rise seven stories tall and will feature commercial space on the ground floor and a roof deck at the pinnacle. Construction costs are indicated at $14.6 million.

The development will feature an attractive paneled exterior and robust massing. Staggered projecting window bays and a dramatic cutaway at the lower floors will create an organic, crystalline appearance, with the building looming like a craggy cliff over the intersection.

As we can see, the site condition is virtually identical to its state during out previous visit half a year ago in February. Just as then, the Cleopatra Cafe at the corner remains shuttered; it is also unclear whether an adjacent rowhouse, where one among an ensemble of five is slated for demolition for the new development, is occupied at the moment.

Spruce Hill, the neighborhood to the west of University City where 4145 Chestnut Street may also be described as being located, is seeing a surge of new development. 4145 Chestnut Street promises to bring much-needed housing stock, wrapped in a unique and attractive design, to a prominent location that is proximate to the area’s many universities. We look forward to progress on the development in the near future.

    So where are they shuffling the homeless disabled vets living in what was the twin?
