Permits have been issued for a new residential project proposed for an eight-unit development at 2400 West Montgomery Avenue in North Philadelphia West. The project proposal includes the construction of a new three-story residential building offering eight units. The project site is a parcel spanning an area of 2,288 square feet, located at the intersection of West Montgomery Street and 24th Street, bound by Ridge Avenue. The project requires two plots to be combined. Level Nine Architects is responsible for the designs. Permits list VICH Construction LLC as the contractor.
Permits specify a construction cost of $495,000, with general cost of construction estimated at $400,000, plumbing work at $25,000, and excavation cost at $20,000.
The scope of work includes the construction of a three-story residential building yielding a total built-up area of 5,547 square feet. The residential building will offer a roof deck with a roof deck access structure. The residential units will range from 1,440 square feet to 1,919 square feet. A rear yard running nine feet deep is also a part of the project. The building height will rise to 40 feet. The pilot house will rise five feet high.
Project drawings reveal a brick façade, visually broken up by a series of windows.
The project site is located in a residential neighborhood, with various retail and recreational spots nearby. The area is serviced by 3, 7, 48, and 61. Cecil B Moore Station is located a mile away. Martin Luther King Recreational Center and Cecil B Moore Library are few of the prominent spots in the vicinity. The estimated construction timeline has not been established yet.
