Permits Issued for 2138 North 9th Street Near Temple University

Permits have been issued for the construction of a three-story, three-unit apartment building at 2138 North 9th Street near Temple University in North Philadelphia East. The structure will rise from a vacant lot situated on the west side of the block between Diamond Street and West Susquehanna Avenue. The development will span 4,514 square feet and feature roof deck. Permits list Miguel Mota (aka Michael Mota) as the design professional in responsible charge and Gazi Ataseven as the contractor.

Construction costs are specified at $500,000, lending an average construction cost of $111 per interior square foot. Permits allocate $465,000 toward general construction and $35,000 toward excavation work.

The building will rise from a site measuring 28 feet wide and 56 feet deep. Two prewar rowhouses, part of a block-spanning ensemble, previously stood at the site. Both stood vacant for years and were demolished around 2018 along with a number of other abandoned properties along the block.

The neighborhood where the new building will rise is also referred to as North Central Philadelphia or Hartranft. The Temple University campus is situated within a five-minute walk to the west, making the property a likely residential location for university students or faculty. The Temple University regional rail station sits within an eight-minute walk to the south and offers a proximate commute toCenter City and University City, while the Susquehanna-Dauphin subway station on the Broad Street line is situated within a 12-minute walk to the west.
