Permits have been issued for the construction of a three-story, three-unit residential project at 2061 North 8th Street in North Philadelphia East near Temple University. The new development will rise from a vacant lot situated on the east side of the block between West Norris Street and Diamond Street, one house to the south of the latter. Designed by HDO Architecture, the building will span 3,338 square feet and will feature a basement and a roof deck. Permits specify Riff Enterprises as the contractor.
Permits indicate a construction cost of $390,131, lending an average cost of $117 per interior square foot, of which $10,000 is allocated toward excavation work. The building will rise three stories, matching its neighbors in scale, and will feature a shallow street-facing cantilevered section on the upper floors.
2061 North 8th Street sits within a seven-minute walk to the northeast of the Temple University campus. During a prolonged period of depopulation and demolition that swept through North Philadelphia during the postwar years, the block had fared better than many in terms of structural losses, having retained most of its prewar rowhouse stock. However, a number of vacant sites remained until several years ago, when the block began to receive its first new development since the prewar period.
By now, the block’s redevelopment success story is about to come to a bright conclusion, as 2061 North 8th Street remains the last vacant lot along the stretch. Residential development, driven in large part by the university’s continued demand for off-campus student housing, having since filled the remaining vacant properties. The block, bookended by corner grocery stores, is made particularly pleasant by the expansive8th & Diamond Playground situated on its western side.
The Temple University regional rail station sits within a seven-minute walk to the southwest, while the Susquehanna-Dauphin and the Cecil B. Moore stations on the Broad Street subway line are situated within a 15-minute walk to the northwest and a 20-minute walk to the southwest, respectively. Route 47 bus runs along 8th Street.
